The first is distance to Lake Washington: the closer a street sits to the water in Downtown, Central Houghton, or Juanita, the higher the land value under the house. The second is lot size, which is why Bridle Trails and parts of Finn Hill price above neighborhoods with newer homes on smaller lots. The third is age and type of stock. Totem Lake and Rose Hill carry more of the city's condos, townhomes, and mid-century houses, and that mix pulls their medians down without saying anything about a specific house.
