A note on First Look inventory
Northwest MLS First Look status, launched September 4, 2026, lets a seller hold a listing for up to 21 days before it goes Active. First Look listings are visible to member brokers but are not Active, so they are excluded from the active and new-listing counts on this page. The supply a represented buyer can tour is larger than the table shows, and the competition a seller meets at launch is larger too.

Q1Where do these Kirkland market numbers come from?+
Northwest MLS closed-sale and listing data for the City of Kirkland, all residential property types, for the calendar month shown. Sub-market rows use neighborhood polygons defined on this site. Figures are refreshed monthly.
Q2Why is Totem Lake's active count so different from the other sub-markets?+
Totem Lake's inventory is weighted toward new-build condos, which list in batches as buildings deliver units. That produces a larger and more variable active count than the detached-house sub-markets.
Q3Does the Downtown / Waterfront row include condos and houses together?+
Yes. The row combines Downtown condos with Lake Washington waterfront and west-of-Market homes inside the polygon. A few waterfront closings can move the median in any single month.
Q4Are First Look listings counted in the active inventory?+
No. First Look listings are not yet Active and are excluded from the active and new-listing counts. Member brokers can see them, which is why a represented buyer sees more supply than these counts show.
