Downtown and the lakefront

The stock here is older and smaller: walk-up and elevator buildings of a few dozen units between Lake Street, Central Way, and the water, plus the shoreline buildings running north toward Juanita and south through Houghton. Units trade on view and proximity to the lake more than on finishes. Older buildings mean older systems, so the reserve study matters most here. Google's Kirkland campus is nearby.

Totem Lake

Totem Lake is where Kirkland added density. The buildings are newer, taller, and larger, with more amenities and dues to match. Price per square foot follows finishes and systems, not the lake. New construction also means developer warranties, a hand-off from developer to owner control of the association, and a reserve study short on history. Those are due-diligence items, not reasons to pass.

Each building page carries floor plans, 12 months of closed sales, parking, pet and rental rules, and the documents to read. If a building you are considering is not listed, ask.

What a condo purchase adds to due diligence

The unit is half the purchase. The association is the other half, and in an older lakefront building, often the larger.

Look for one levied and unpaid, and for one discussed in minutes. Who pays is negotiable if you know before you sign.

Rental caps

Check the declaration and its amendments, not the listing. A building at its cap narrows your exit and the pool of buyers who can follow you.

Litigation

Open construction-defect claims can block financing from some lenders. Newer Totem Lake buildings are inside the window where such claims surface. Get the status.

HOA math versus house math

The split inside Kirkland is its own comparison. A lakefront unit with lower dues and an older roof can cost more over ten years than a Totem Lake unit with higher dues and a funded reserve. Run the columns for the unit, not the sub-market average.

A document the seller must obtain from the association under Washington condominium law. It includes dues, budget, reserves, pending assessments, litigation, insurance, and the governing documents, and it starts a review period during which you can cancel the purchase.

Lake Washington School District serves Kirkland. Attendance boundaries are set by address, so confirm the assigned schools for a specific unit with the district before you offer.
