Simple Closing Cost Calculator for Sellers

See your Kirkland or Bellevue net proceeds before you list, no email needed.

Kirkland and Bellevue waterfront homes on Lake Washington.

Direct answer

This calculator starts in seller mode. Enter your sale price, and it estimates Washington REET, your local rate, negotiated brokerage compensation, owner's title insurance, escrow, recording charges, concessions, and loan payoff. It separates closing costs from payoff and shows net proceeds. Try the full calculator or book a review below.

How Washington REET Works

Washington real estate excise tax (REET) applies to most property sales. State brackets are tiered: 1.10% on the first $525,000, 1.28% up to $1,525,000, 2.75% up to $3,025,000, and 3.00% above that. Your local rate adds to these numbers. The seller usually pays REET.

Local REET: Kirkland and Bellevue

Kirkland and Bellevue currently use a 0.50% local REET rate in the calculator. This is an editable assumption, not a fixed citywide law. Update it if your closing agent confirms a different local rate for your sale.

Brokerage Compensation Is Negotiable

The calculator includes a field for negotiated brokerage compensation. It is not required or standard. Enter the rate you agree to in writing so your net proceeds reflect your actual deal, not an assumed percentage.

Title, Escrow, and Recording Charges

Seller inputs include owner's title insurance, escrow fees, and affidavit or recording charges. King County's current published fee for most recorded documents is $303.50 plus $1 per extra page. Verify the live fee schedule before closing, since these are recording charges only, not your full closing-cost total.

Payoff, Concessions, and Net Proceeds

Loan payoff is separate from closing costs. Concessions you offer a buyer reduce your proceeds. The calculator totals closing costs, subtracts payoff and concessions, and shows your net proceeds. It works without an email or login.

Who Pays REET in Washington?

The seller usually pays REET at closing. If unpaid, the buyer becomes responsible, and an unpaid amount can create a lien on the property. Read who pays closing costs for a full breakdown by cost category.

Every field above is an editable estimate, not a quote. Rates and fees vary by address, closing date, provider, loan program, and contract terms. Questions

Clear answers first. If one question changes the deal, bring it into the review before you move money.

What is Kirkland's local REET rate?+

The calculator uses a 0.50% local rate for Kirkland. This adds to the state REET brackets. It's an editable assumption, so confirm the exact local rate before closing.

What is Bellevue's local REET rate?+

The calculator uses a 0.50% local rate for Bellevue, matching Kirkland's assumption. Local rates can change, so verify the current rate with your closing agent before you finalize your net sheet.

Does crossing a REET bracket tax my whole sale price at the higher rate?+

No. Washington REET brackets apply only to the portion of price within each tier. For example, only the amount above $525,000 is taxed at the next rate, not the entire sale price.

Why does the calculator separate loan payoff from closing costs?+

Payoff is what you owe your lender. Closing costs are fees to sell the home. Keeping them separate shows your true net proceeds, not just your costs.

Is brokerage compensation fixed in the calculator?+

No. Brokerage compensation is negotiable. The calculator lets you enter your negotiated rate so your net proceeds reflect your actual agreement, not a standard percentage.

What changes between an early net sheet and the final settlement statement?+

Early numbers are planning estimates. Final figures come from your title and escrow company once they confirm exact fees, prorations, and payoff. Always compare your net sheet to the final settlement statement before closing.
