Cash Purchases Skip Some Steps
A cash purchase has no mortgage. So loan charges like origination and discount points do not apply. You may still choose an appraisal or an owner's title policy. Escrow, recording, and tax adjustments still apply. Cash buyers usually skip standard Loan Estimate paperwork.

Your Loan Estimate lists shoppable services and your estimated cash to close. Your Closing Disclosure arrives at least three business days before closing. It states final numbers. Compare both against any online estimate, including this one, before you sign.
