Zillow Closing Cost Calculator vs. Washington Estimate

Compare Zillow with a Washington estimate, then confirm with closing documents.

Kirkland and Bellevue waterfront homes on Lake Washington.

Direct answer

No. This page is not Zillow. It is not affiliated with Zillow. Zillow's calculator gives a national planning range. This calculator adds Washington REET brackets, local REET rates for Kirkland and Bellevue, and King County recording charges. Use either tool to plan. Then confirm with your closing documents.

Not Affiliated with Zillow

What Zillow's Calculator Shows

Zillow's tool shows a national buyer range of 2% to 5%. Seller costs can reach 8% to 10%. Location, loan type, home price, and service providers can change the totals. Zillow does not name Washington's REET brackets.

What This Washington Calculator Adds

This tool breaks out Washington's REET brackets. You can edit a local REET rate for Kirkland or Bellevue. It also shows King County recording charges. It has both buyer and seller modes. Try it now at the closing cost estimator.

Buyer Mode vs. Seller Mode

Buyer mode covers price, down payment, rate, prepaid costs, taxes, insurance, and lender fees. Seller mode covers sale price, local REET, brokerage compensation, title insurance, escrow, and loan payoff. Compensation is always negotiable. See both modes on the closing cost calculator.

King County Recording Fees

King County charges $304.50 to record a Deed of Trust. Most other documents cost $303.50, plus $1 for each extra page. These are recording charges only. They are not your full closing cost total. Verify the live fee schedule before closing.

Cash Purchases Skip Some Steps

A cash purchase has no mortgage. So loan charges like origination and discount points do not apply. You may still choose an appraisal or an owner's title policy. Escrow, recording, and tax adjustments still apply. Cash buyers usually skip standard Loan Estimate paperwork.

Compare Against Your Closing Documents

Your Loan Estimate lists shoppable services and your estimated cash to close. Your Closing Disclosure arrives at least three business days before closing. It states final numbers. Compare both against any online estimate, including this one, before you sign.

Enter your own numbers. Every field is a starting estimate you can edit. Rate, property tax, and insurance stay blank until you enter them, because we never guess your numbers.

Rates from WA DOR, current as of August 18, 2026. Local rates shown for Kirkland and Bellevue. Fees are planning estimates. Confirm with your lender, title company, and CPA before closing.

Every field above is an editable estimate, not a quote. Rates and fees vary by address, closing date, provider, loan program, and contract terms. Specialized, exempt, agricultural, and timber transfers may differ. Educational only, not tax advice. Your CPA must confirm tax treatment, timing, participation, basis, and filing before you act.

Questions

Clear answers first. If one question changes the deal, bring it into the review before you move money.

Is this page run by Zillow?+

No. This is an independent Washington real estate page. Zillow does not run it or endorse it. Zillow's official closing cost calculator is at zillow.com.

Why might Zillow's estimate and this one differ?+

Zillow uses a national range from broad market data. This calculator uses Washington's REET brackets, a local Kirkland or Bellevue rate, and King County recording charges. Different inputs give different numbers. Neither figure is final until escrow confirms it.

Does Zillow's calculator include Washington REET?+

Zillow's page states a general national range. It does not name Washington's REET brackets. This calculator lists REET by state bracket. It then adds your chosen local rate for Kirkland or Bellevue before totaling closing costs.

Which calculator mode should a seller use?+

Sellers should use seller mode. It calculates local REET, brokerage compensation, owner's title insurance, escrow, concessions, and loan payoff. It shows net proceeds apart from closing costs. Brokerage compensation is always negotiable.

Which document overrides any online estimate?+

Your Closing Disclosure overrides every online estimate, including this one and Zillow's. Your lender must give it to you at least three business days before closing. Compare it line by line against your Loan Estimate.

Is either calculator a quote?+

No. Both are planning tools, not quotes. Neither replaces a Loan Estimate, a title company's fee sheet, or an escrow settlement statement. Use both to plan. Then check every number with your closing paperwork.
