Sourcing
Off-market canvassing across the corridors — the Points, West Bellevue, the Kirkland shoreline, Mercer Island, and Seattle's lakefront — reaches owners before listings exist. In these segments the best properties are frequently negotiated, not browsed.
Waterfront diligence
Bulkhead condition, dock permits and DNR lease status, shoreline setback rules that govern what can be rebuilt, view-corridor protection, and easement and title review with counsel. Each of these has sunk a deal or repriced one; checking them is the job.
Negotiation without comps
In segments where there are no comparables because there are no listings, valuation work carries the negotiation: recent private trades, frontage and view mapping, rebuild envelopes. The Sotheby's global network matters here in practice, since international and relocating buyers are a real share of this market on both sides of my transactions.
