The table uses trailing-90-day sold data. The typical range is the 25th to 75th percentile, which describes what most buyers actually paid better than the median alone.

Financing with equity compensation

Most Google offers include restricted stock units, and most relocating buyers plan to use them. Two separate questions follow.

The first is whether unvested or recently vested RSUs count as qualifying income. Lenders differ. Some count a history of vested shares, some count only cash already received, some apply a discount to the share price, and some will not count equity at all on a jumbo loan. There is no single rule to quote here, and the difference between lenders can change your approved price by a wide margin. Get this answered in writing during pre-approval, before you tour, and get it from at least two lenders.

The second is whether to sell shares for the down payment. That is a tax and vesting question before it is a real estate question. Talk to a CPA about timing before you liquidate anything, and tell your lender where the funds are coming from so the paper trail is clean at closing.

The written services agreement

Washington requires a written buyer brokerage services agreement before a broker provides services. That means the agreement comes before the first tour, not after. It states the compensation, the term, and what the broker does for you. Read it and ask questions before you sign.

The First Look window

Northwest MLS launched First Look status on September 4, 2026. A home can sit in First Look for up to 21 days before it goes Active. During that window the seller controls who can show it and whether it appears on public IDX sites, and member brokers can see it. For a relocating buyer on a fixed start date, this window is where a tour can be arranged around a single trip rather than a series of weekends.

The sequence, in order

  1. Written services agreement.
  2. Tours, including First Look homes that match your price range and neighborhoods.
  3. Offer, inspection and appraisal.
