Downtown's row is condo-heavy and moves with new-building deliveries. Overlake's row straddles the Redmond–Bellevue line and is counted here on the Redmond side only. Education Hill and North Redmond are detached-house rows with smaller monthly samples; compare the trailing quarter before reading a one-month change as a trend.

A note on First Look inventory

Northwest MLS First Look status, launched September 4, 2026, lets a seller hold a listing for up to 21 days before it goes Active. First Look listings are visible to member brokers but are not Active, so they are not in the active or new-listing counts above. The supply available to a represented buyer is larger than the table shows, and the competition a seller meets at launch is larger as well.

Q1Where do these Redmond market numbers come from?+

Northwest MLS closed-sale and listing data for the City of Redmond, all residential property types, for the calendar month shown. Sub-market rows use neighborhood polygons defined on this site. Figures are refreshed monthly.

Q2Is Overlake counted in Redmond or Bellevue?+

Both cities have an Overlake polygon on this site, split at the city line. This page counts only the Redmond side. The Bellevue market page counts only the Bellevue side, so no closing appears in both.

Q3Why does the Downtown Redmond row move more than the others?+

Downtown's inventory is weighted toward condos that list in batches as new buildings deliver units. That produces a more variable active count and median than the detached-house sub-markets.

Q4Are First Look listings counted in the active inventory?+

No. First Look listings are not yet Active and are excluded from the active and new-listing counts. Member brokers can see them, which is why a represented buyer sees more supply than these counts show.
