For years the Redmond comp adjustment that mattered most was distance to the Microsoft campus. That is still true. A home a buyer can walk or bike to Overlake from has a different comp set than one in North Redmond, even at the same square footage and age.
- Closed sales within a comparable walking radius of the same station or campus entrance, not citywide comps.
- Whether the recent sales in that radius were to buyers who used the transit access or to buyers who did not care. The listing remarks and the buyer's broker usually tell me.
- How much of the premium is already priced into the neighborhood versus how much your specific street captures.
The commute premium is real, but it is not uniform. Education Hill, Grass Lawn, Overlake, and Downtown Redmond each capture it differently, and a home on the far side of a busy arterial from the station captures less of it than the map suggests.
Your competition is often brand new
That changes the pitch. A 1990s home in Education Hill is not going to win on finishes. It can win on lot size, on a yard, on a garage, on a school-district boundary the new build does not share, or on a price the builder cannot match. Pricing a resale home against new construction means finding the buyer for whom those things matter and setting a number that makes the comparison obvious.
It also changes prep. Buyers who have just walked through a model home notice dated fixtures, original carpet, and a roof with moss. A modest prep budget goes further in Redmond than in cities where most of the competition is also older.
First Look for Redmond sellers
Beginning September 4, 2026, Northwest MLS lets you hold your home in First Look status for up to 21 days before it goes Active. You control showings and IDX visibility. Member brokers can see it.
In Redmond the practical use is timing around new-construction releases. It is a window for learning, not a guarantee of a better result.

It can pull buyers who want current finishes. It can also bring more buyers into your area than your street would otherwise see. Timing your launch around the release, and pricing to what the new build does not offer, is usually the answer.
