The Cost of Delay or a Failed Exchange

If you miss the 45-day identification window or the 180-day receipt deadline, the exchange can fail and your gain becomes taxable. On top of taxes, you may still owe QI and transaction costs already incurred. Build your timeline early to avoid this outcome.
