Bellevue's citywide median blends West Bellevue rebuilds, Downtown condos, and Crossroads townhomes into one number. Each sub-market trades on its own price band, days on market, and sale-to-list ratio, which is why the sub-market table exists.

Q3Is one month enough to call a trend?+

No. Sub-market rows in particular move on small sample sizes. Compare the trailing quarter and the same month last year before treating a one-month change as a trend.

Q4Are First Look listings counted in the active inventory?+

No. First Look listings are not yet Active, so they are excluded from the active and new-listing counts. Member brokers can see them, which is why represented buyers see more supply than the counts show.
