Crossroads and Factoria are the only two where an entry budget reaches a detached house with a yard, and that house will usually be fifty or more years old. Overlake and Downtown are condo and townhome markets at this tier. The trade is square footage and land against commute time and building amenities.

Most Bellevue townhomes are also condominium ownership, so the same reserve and rental-cap questions apply. The difference is what the association maintains. Some cover roofs, siding, and decks. Some cover only common landscaping. Read the maintenance matrix in the governing documents before you set a price, because a townhome where you own the roof is a house with a shared wall.

Houses

At the entry tier a Bellevue house means an older house. Sewer scope, roof age, electrical panel type, and permit history are the four items that most often change a buyer's mind after inspection. All four can be checked before you write.

Financing basics for a first Bellevue purchase

Get a full pre-approval, not a pre-qualification, before the first tour. A letter from a lender who has already reviewed your documents is the minimum a listing broker expects with an offer, and at the entry tier the competing buyers will have one.

Down-payment assistance programs exist in Washington. The Washington State Housing Finance Commission runs several, with income limits, purchase-price limits, and a homebuyer education requirement. Ask your lender about WSHFC programs early, because using one changes the loan structure and timeline. This page does not quote rates or program terms. Your lender does, in writing, against your file.

Two more items to settle before touring: whether the condo buildings you are considering are approved for your loan type, and how fast your lender can close. A closing date you can state with confidence is part of your offer.

The offer plan for a first buyer

The inspection contingency, honestly

In a multiple-offer situation, a seller comparing two similar prices will usually favor the offer with fewer ways to fall apart. That puts pressure on the inspection contingency. A pre-inspection before you write keeps the information without the contingency, for the cost of the inspection fee. When a listing draws one offer instead of five, a full inspection contingency is available and you should use it.

Escalation

An escalation addendum raises your price in fixed increments above a competing bona fide offer, up to a cap you set. Set the cap from the comparable sales, not from nerves, and before the deadline, not on the phone at 4:55.

The First Look window

Northwest MLS First Look status, launched September 4, 2026, lets a seller hold a listing for up to 21 days before it goes Active. During that window the seller controls showings and IDX visibility, and member brokers can see it. A home you offer on during First Look has not yet met the buyers who only watch the portals.

Step by step: from first conversation to keys

  1. Buyer brokerage services agreement. Washington requires a written agreement before a broker provides services. It states what I do and how I am paid.
  2. Pre-approval. Full document review with your lender. Confirm loan type, any WSHFC program, condo-approval needs, and closing speed.
  3. Tour. Two or three sub-markets, a mix of property types, plus anything in First Look that fits your buy box.
  4. Offer. Price, escalation cap, contingencies, earnest money, and closing date, set from the comparable sales and the seller's timeline.
  5. Inspection. Pre-inspection before offering, or a contingent inspection after mutual acceptance, depending on the competition.
  6. Appraisal. Your lender orders it. A low appraisal is resolved by renegotiation, added cash, or the appraisal contingency if you kept one.
  7. Close. Escrow records the deed, the lender funds, and you get keys on the date the offer stated.
