Construction-defect claims appear in Puget Sound buildings of every age. Open litigation can block financing from some lenders. Get the status.
HOA math versus house math
The honest comparison puts the house's own costs on the same line: roof, exterior paint, furnace, yard, and the water and sewer a condo often bundles. Some of what dues buy, a house owner pays anyway, just less predictably. What dues do not buy is control over timing. Run both columns for the specific unit and the specific house before deciding which is cheaper.

It depends on the building. Many associations cap the share of units that can be leased, and some are at their cap with a waitlist. Short-term rentals are usually restricted separately. Check the declaration and amendments before you offer.
